Overland Collective was built on a simple conviction: communities deserve owners who stay. We acquire RV parks and mobile home parks not to strip and resell, but to invest in them for the long haul, upgrading infrastructure, sharpening operations, and building places people are proud to call home.

  • Size: 50+ pads (Tenant-Owned preferred; some Park-Owned OK)
  • NOI: $150k+ annual, or 50+ pads with value-add opportunity
  • Geography: within 45 minutes of growing metros
  • Utilities: no on-site waste-treatment plants
  • Strategy: cash flow and value-add on a 5-year hold
  • Financing: creative preferred (seller financing, JVs)

RV Parks

  • Size: 50+ sites (mixed-use RV / MH / tiny home / cabin OK)
  • NOI: $150k+ in-place with a clear value-add path
  • Price: no cap, any size that meets our criteria
  • Geography: nationwide (no high-crime or declining markets)
  • Condition: established or underperforming; transient + long-term welcome
  • Strategy: value-add through operations, rents, and amenities
  • Financing: creative preferred (seller carry, lease option, earn-outs, Morby's)
